Set in lawned gardens within very easy reach of the picture-perfect town of Todi, this elegant family villa in Umbria has a private pool and a large pergola for outdoor dining.

Some of the best restaurants of the area, supermarkets and shops are a few minutes’ drive, the historic town of Todi, with all facilities for food, art and culture, and the stunning Church of Santa Maria Maggiore, are just 1.5 km away.

Some of Umbria’s most famous sites are a short drive away – Perugia, Orvieto, Spoleto, Assisi, Bevagna, Montefalco (the wine area of Umbria), Narni, Marmore Falls, Carsulae Roman Ruins and Lake Trasimeno are all within 30-60 minutes’ drive. Further afield, Rome is 1 hour 30 minutes, Siena 2 hours and Florence around 2 hours 30 minutes drive.



Villa Patricia, dating back to the XIX century, has recently been restored inside and outside, preserving the traditional and elegant architecture, with exposed bricks and vaulted brick ceilings in the interiors.

The bedrooms are air conditioned. 

Ideal for families or groups of friends, the villas has a spacious private garden that is very well maintained. Next to the villa there is a heatable pool (extra cost, metered) with roman stairs, a small wood and a large lawned area, partially shaded by mature trees and enriched with various types of flowers.

The independent house by the pool has a storage area and an outdoor kitchenette (sinks, refrigerator, stove), opening to a beautiful pergola with outdoor dining table and gas Barbecue. Various sunloungers and a large umbrella, stand on the sides of the pool.

The pool can be heated in the colder months, a cover is applied to maintain the heat during the night.

• Large modern bathroom with freestanding bathtub and shower head (the bathroom has a direct access to the kitchen, that is pretty unusual but can be useful).

A paved secondary road leading to Todi centre, embraces the private land of the villa, the limited number of cars passing everyday, guarantees tranquility and the trees and bushes surrounding the garden, allow total privacy for guests holidaying at Villa Patrizia.

The proximity to the country street and to Todi historic centre, is very convenient for those who look for villas not too isolated or far form everything.

Please note that the villa has 2 bedrooms and 2 bathrooms on the ground floor and no steps in the garden, this might be ideal for people with restricted mobility, in any case there are 2 flights of steps to reach the kitchen and the dining area.

The villa is not suitable for wheelchair users.



Umbria has a beautiful green and hilly territory with olive groves and vineyards, dotted with medieval castles and quaint hilltop towns.

Placed in Central Italy between Rome and Florence, Umbria is a region rich in history, culture, art and architecture, with famous cities such as Perugia, Assisi, Orvieto, Gubbio, Spoleto, Todi, Spello, Narni and others.

Lake Trasimeno, the largest Italian lake after that of Lake Como, is located an hour from Tenuta Pulceria.

Umbria delights its visitors with stunning natural beauty and a rich cultural heritage. Local truffles, olive oil, asparagus, funghi porcini, and famous Sangiovese and Sagrantino wines will ensure food lovers will be in for a treat when visiting one of the region’s many excellent restaurants. 

The climate is mild with temperatures in winter rarely falling below zero and summer temperatures average around 25 degrees Centigrade.

The region is the scene of major cultural events throughout the year (such as the Festival dei Due Mondi in Spoleto and Umbria Jazz in Perugia) and many other folk events and antiques markets which, especially in summer, enliven Umbria’s towns and cities.

Events, such as weddings or birthdays with participants (in addition to those that have rented the villa), may be held in the villa and the garden. Extra accommodation in a nearby B&B/Country house with pool/hotel, an event planner and catering services are available on demand (please enquire). For events an event fee may be requested that will depend on the number of guests and type of event.
