Information

 

Newly built contemporary villa with beautiful garden and pool, comprising large open plan living area, 4 bedrooms and 4 bathrooms. A separated large studio apartment, with its own entrance, is located into the main residence. Villa Design is set in panoramic location 11 km from Todi and a short drive from the fist village.

 

DESCRIPTION OF THE PROPERTY 

 

Recently constructed by a valued architect, with state-of-the-art technology and the highest quality materials both in the appliances and the finishings, Villa design features unique architecture, 6 cottages in a row, connected internally, with large French windows which open onto the panoramic garden.

The villa measures 350 sq.m in total, with the addition of a large pergola at the front of the house and a second spacious pergola in the pool area.

 

Villa Design has just one floor and is currently split into two areas: one which is used as the main residence and the other, a large studio apartment with loft and separate entrance, ideal as for those who look for more privacy or for occasional visitors.

The entrance to the main house can be found alongside the pretty pergola overlooking the valley, equipped with seating area and large table for outdoor dining: inside, on the right, there is the large open-plan living area, one bright space featuring a spacious functional kitchen with island, the large bright dining area completed by the annexed sitting room with fireplace and hoe theatre. Next door there is the stunning master bedroom, with sunken bathtub, walk-in wardrobe and bathroom.

To the left of the entrance there is a sitting room/studio with fireplace, two further double bedrooms and two bathrooms with walk in showers.

The villa enjoys considerable air circulation and cross-breeze. Fans are provided.

 

The studio comprises a living area with 2 joinable single beds that are larger than standard single beds (1 metre wide), a bathroom on the ground floor and a mezzanine with double bed, the ceiling of the mezzanine is low, with 2 skylights, one of them over the bed. The mezzanine, together with some steps to the ground floor, makes the studio not ideal for young children or people with restricted mobility, but is ideal as fourth bedroom with private bathroom, so that the property can accommodate up to 8 (+2) people. The living area of the studio is furnished with 2 single beds that are 1 metres width, larger than a standard single bed), if joined, is possible to obtain a very large double bed. The rental of the studio has an extra cost.

If just the villa is rented (up to 6 people) and the studio is empty, the rental rate would be lower and none would stay in the studio, so that guests of the villa would have the exclusive use of the property they rented, with park and pool.

 

Villa Design is in perfect conditions. The designer, a famous architect, intended it for his own use and has used the best construction materials, high quality appliances and perfect finishings.

The cladding on the outside is exposed brick, the roof is covered with sheets of zinc/titanium and the fixtures are laser-cut sheet metal with double glazing. The floors are in grey cement finished with quartz.

Baby equipment available: cot/baby bed, high chair, changing table, baby tub, potty.

 

The villa will have underfloor cooling system installed in the first months of 2020 (not air conditioning) that can be used in the hottest periods of the year; it will have an estimated extra cost that goes from a minimum of 50 to a maximum of 100 euros/week. A clearer and more accurate extra cost will be determined when the system will be installed and used, and will be communicated before the arrival of guests.  

 

 

POOL AREA AND GARDEN

 

The villa is surrounded by over 1.6 hectares of land with a small olive grove and a manicured garden around the property with plants including lavender, cypress, pomegranate, fruit trees, climbing ivy, mulberry, fig, scented plants and Boston ivy. A small vegetable garden is located behind the villa, in the barbecue area, with pizza oven. 

Below the house, not far away in a more secluded and scenic location, there is the infinity pool, with undisturbed views and a pretty pergola shading the hammock underneath.

Pool measures: 16 X 3,5 metres; 1,4 metres depth (with steps)

The pool is open from beginning of May to end of September, in the reserved weeks. Opening out of this period will attract an extra cost, that depends on the period and lenght of stay, Please enquiry.

 

 

LOCATION

 

Umbria delights its guests with its stunning natural beauty and rich cultural heritage. Local truffles, olive oil, asparagus, funghi porcini, and famous Sangiovese wines will ensure food lovers will be in for a treat when visiting one of the region’s many excellent restaurants.  

Some of Umbria’s most famous sites are at easy driving distance from the villa.

The villa is 11km from beautiful Todi, 40 minutes drive from Perugia and Orvieto, 1 hour drive from Spoleto and Assisi - which are on the UNESCO World Heritage list - 1 hour drive from Bolsena and Trasimeno Lakes and the boarders with Tuscany region, 1 hour and 45 mins drive from Rome and the airports, 2 hours drive from Florence. 

The Umbrian hills make it easy to immerse yourself in nature with its rich forests, rivers and lakes. Italy’s ‘Green Heart’ invites you to undertake a range of activities including hiking, horseback riding, canyoning, rafting and cycling. Or to simply enjoy a picnic and some of Umbria’s less visited hamlets.  

Spending a morning at a the antique market in the nearby town of Todi, visiting Perugia’s or tasting Montefalco’s famous red wines can be easily combined with a lazy afternoon at the pool. Maybe have a barbecue and watch the sun set, or take a short drive to Todi for dinner at one of its famous restaurants and wineries. Rome, Siena, Chianti and Florence all make for good day-trips, as does the Tirrenian coast, the nearest beaches are in the famous and beautiful Orbetello lagoon and Ansedonia town, and the peninsula with the renowed towns of Porto Ercole and Porto Santo Stefano.

Pets might be accepted - on request - a pet fee is requested, corresponding to 50 euros/reservation for the villa and 70 euros for villa + studio. We preferably accept small well behaved dogs.

NON-PEAK SEASON BOOKINGS

 

With its fireplaces and underfloor heating, Villa Design is also a good option in the low season. This is when the cities gets less crowded, temperatures are lower but still hover around 20 degrees Celcius in the afternoon. Autumn is a very colourful season and the light is beautiful. In October and November there is the hand-picking of olives and grapes, while in spring the region enjoys warm temperatures and a beautiful flowering of fruit trees and poppies. Not to mention the winter peirod, with the Christmas and End of the Year celebrations and events, with a layer of snow whitewashing the mountains while guests enjoy the warmth of the fireplace.
