Located just a stone’s throw from Perugia, Villa Mercatello is set on the slopes of a hill overlooking hundreds of hectares of vineyards and olive groves and having at its back natural forests; the property is along the so called "Canticle Wine Route", a territory in Umbria distinguished by a prestigious wine production: a DOCG (Torgiano Rosso Riserva) and five DOC wines (Assisi, Torgiano, Colli Martani, Colli Perugini & Todi).

This beautiful land, in the past ages was entirely owned by a noble family living in the historic Monte Vibiano castle towering over the valley: it is 2,000-year-old and currently the home of the family owning the renowned Winery of Monte Vibiano, they produce awarded soft, distinguished and highly structured red wines, and excellent extra virgin olive oil.

From Villa Mercatello is possible to visit the Winery, at easy walking distance, take part in their events - tasting tours, dinners with concerts, exhibitions - and experience their "Eco-Tours" of the vineyards, olive groves and the castle.

"All tours are conducted aboard electric vehicles around Monte Vibiano, the first 0 greenhouse-emissions farm in Italy. Visitors gather at the wine cellar in the valley and from here they board electric vehicles for a ride to the nearby hills and fields, across hectares of vineyards and olive groves. There is always something happening here, no matter the time of the year: from picking grapes for Monte Vibiano's refined red and whites, to hand-picking olives from century-old trees, the eco-tours are always a chance to observe exciting aspects of life in the fields. The highlight of the visit is a stop at 'vigna Lorenzo', a jaw-dropping vineyard extending for several hectares, a natural jewel."

 

Villa Mercatello is 15 minutes walking distance from the small village of Mercatello, with a bar that also serves light lunches and same distance (2.5 kms) from the village of Spina, with a supermarket, bank, bars and a famous butchery with excellent local food. The first restaurant is 5 minutes away by car, while there are other excellent restaurants in nearby Perugia. An organic farm is just 100 metres away, walking distance, for direct selling of fruit and vegetables.

A little further away, 15 mins drive, there is the town of Marsciano, with some restaurants and pizzerias.

Just 30 minutes drive there is Perugia, the largest city in Umbria (and the region’s capital), this spectacular city dates back to the time of the Umbrii and the Etruscans. It offers all facilities for food, shopping, art and culture: the National Museum of Umbrian Archaeology, some of the most important Italian artistic masterpieces in the National Gallery of Umbria, important churches, beautiful buildings, elegant piazzas and much more. Lots of artistic events and food festivals throughout the year, like the Chocolate Festival in October and Umbria Jazz Festival in July, one of the most important music festivals in Europe.

 

Villa Mercatello is 20 minutes away from E45 free motorway, and 40 minutes drive from Perugia Airport. Florence and  Rome are less than 2 hours drive.

Nearby sights and other Umbrian towns and cities like Perugia, Assisi (UNESCO world site), Spoleto, Todi, Gubbio, Bevagna, Montefalco, Trasimeno lake, Tuscany region are all within 15 to 40 mins reach. 

  

 

DESCRIPTION OF THE PROPERTY

Please, note that the interior design and some pieces of furniture of the villa have been recently renovated (2020), with a more contemporary and minimal style, new photos will be taken and posted in Spring 2021.

The Villa dates back to the beginning of the XIX century, then was renovated during the years. It has been created a modern interior style that perfectly matches with the traditional architecture, the old stones of the walls and the original woodend beams of the ceilings. The furnishing pieces, paintings and craft item, reflects the personal taste of the owners. The result is a functional house with a luxurious feeling.

This spacious family villa consists on the main building - sleeping up 8+2 - and the nearby guests house, sleeping up 4. Villa Mercatello is ideal for families or groups of friends holidaying together, everyone with privacy and comfort. There are 2 large outdoor dining tables, to seat up to 16 people.

The entire property is air-conditioned, including the guest house, however the thick stone walls keeps the property quite fresh, even in the hottest periods.

  

The main house is on 3 levels. The guest house is a separate building with 2 independent apartments and a private outside area, 

The ground floor of the main house features a spacious living room with a fireplace, dining room with table can be extended to seat up 14, a second living room. On the same floor there is a service bathroom and the master bedroom with double bed and en suite bathroom featuring a large walk-in shower.

The villa has 2 kitchens, the one on the ground floor, the main one, is perfectly equipped in modern style and with direct access to the outside dining area shaded by a pergola. This kitchen has a doube door refrigerator, freezer, 2 sinks, dishwasher, oven.

 

The first floor is composed of 3 bedrooms, one double bedroom with en suite bathroom, a double bedroom and a twin bedroom sharing a bathroom. Both bathrooms have large walk-in showers. On the same floor there is a small living room with a comfortable sofa bed (sleeps 2), this area has a good privacy and can be used as an additional bedroom, in case of need.

The basement floor has the second modern kitchen of the house, the smaller one with direct access to another outside dining area shaded by a large umbrella. On the same floor there is a toilet room and a bathroom with shower, a laundry room. Connected to the kitchen there is one of the most beautiful areas of the villa, a large and characteristic living room with spacious dining table, sofas and direct access to one of the outside dining areas, with table and chairs overlooking the pool area and valley. This room was originally the stable for cows and is still visible, on one side of the room, the ancient wooden manger. It is the coldest area of the villa, ideal to relax on the hottest hours of the day.

 

The nearby guest house has been recently restored and furnished with a cosy modern style, it offers extra privacy for visitors or staff. It is on one floor and consists on 2 independent apartments, each one with dining room and open kitchen, bedrooms (double bed) sofa bed and bathroom with shower. The guest house has wooden floors everywhere, is air conditioned and has its own private outside dining area, shaded by an umbrella.

 

  

GARDEN AND POOL 

Villa Mercatello is surrounded by a well kept private garden with green meadows, aromatic herbs, bushes of lavender and flowers, and mature fruit trees. A cotto stone floor is around the buildings, with a private parking area just behind the main villa. The recently built large pool - 16 X 4 metres, from 1,20 to 1,50 metres depth, with access steps - is in the lower part of the garden, facing the valley and with privacy. Guests sunbathing or swimming in the pool are not visible from the main road and the Winery located in the distance. The new wooden deck and the shaded pergola with sunlounges, tables and chairs, offers comfort and relax by the pool.

The pool is a few steps from the villa, accessible with a staircase passing through the garden or with a cobblestone street that gently goes down to the lower part of the park.

There are 2 outside dining areas. the one under the pergola accessible by the kitchen on the ground floor, with a large table (the one in the photos has been changed with a new larger marble table) that can seat up to 12 people, and a second one near the large arch facing the pool, with a table that can seat up to 10 people.

  

  

ACCESSIBILITY

The house is accessible by car trhough a paved road, the last few metres are on a gravel road which passes just out of the private land, here there is no traffic.

Children are welcome and parents are asked to supervise them, due to the steps of the house and the pool. A baby cot, linens and a baby high chair are available in the villa. 

Smoking is only permitted outdoors, pets generally not accepted.

Some of Umbria’s most famous sites are literally in sight of the villa.

The Umbrian hills make it easy to immerse yourself in nature with its rich forests, rivers and lakes. Italy’s ‘Green Heart’ invites you to undertake a range of activities including hiking, canyoning, rafting and cycling. Or to simply enjoy a picnic and some of Umbria’s less visited hamlets.
