Villa in Località San Valentino di Baschi stands in a magnificent commanding location on top of a hill, with fabulous views over the valley and the famous town of Todi. Locals use to call it "Terrazza dell'Umbria" Terrace of Umbria for the wide open views of Umbria that can be enjoyed from the property. The entire area belonged in the past ages to the nearby Historic Abbey of San Valentino.

 

This family villa is peaceful, private and a stroll away from the hillside hamlet of Morre, where a bar, a grocery, a farmacy and post office can be found, and Acqualoreto where there is one of the most characteristic restaurant of the area, Osteria La Cruccola, with Italian nonna preparing home made pasta and the best traditional recipes of the region. Both villages are 15/20 minutes walking distance from the villa, less than 5 minutes by car.

Villa in Località San Valentino di Baschi is situated just 20 minutes driving distance from Todi, one of Umbria's most beautiful hill towns, even described as one of the most liveable towns in the world. Its ancient streets are now home to varied museums, shops, wineries and excellent restaurants.

Todi, Spoleto, Perugia, Trasimeno Lake, Assisi and Orvieto are all near enough for a day trip.

The villa is secluded but not isolated, well connected to the the free motorway E 45 and the Highway A1. The boarder with Tuscany is 1 hour drive, Florence is 2 and half hours drive and Rome is 1 hour and 50 minutes drive.

 

 

DESCRIPTION OF THE VILLA

Villa in Località San Valentino di Baschi has been recently rebuilt, maintaining the traditional style with the addition of all modern comforts. it is wonderfully spacious inside and out, with a beautiful blend of old and new.

The villa is on 2 levels and can comfortably accommodate 6+1 people. It is a perfect base for a family or friends holidaying together. The entire villa is air conditioned.

The ground floor features a spacious living area divided by a stone arch, with a fire place and large Sky Tv with international channels. Connected to the living room, there is an elegant dining room leading to a fully fitted kitchen - 6 burner gas cooktop, large refrigerator, freezer, 2 ovens, 2 sinks, coffee maker, toaster, dishwasher. The ground level is characterized by large French-doors that provide light and direct access to the garden and pool area.

The sleeping area of the ground level is composed by 2 double bedrooms with en suite bathrooms (showers) and dressing rooms; one bed is 160 cm with and the other bed is 140 centimetres width. One of the bedrooms has Tv.

The two bathrooms downstairs are very generously sized, along with double sinks, toilet and bidet, they both feature a full height and full width walk in shower which is half the length of the bathroom itself. The whole shower is tiled with travertine marble, both the floor and the walls. The effect resembles that of a Turkish bath. Approximately the size of each shower is 2.5 by 1.5 metres, or 9 by 5 feet.

A nearby laundry room with washing and drying machine completes the floor.

One of the bedrooms on the ground floor opens to the pool area and the other one opens on to a pergola with table and chairs and a wood oven.

 

The first floor consists of an independent master suite with a large double bed. On request is possible to add a single bed. The bedroom has an en-suite bathroom featuring a stylish free-standing design bath tub with shower head. This bathroom is as large as the bedroom. The first floor also has a small study. The master suite is completed by a dressing room and has access to a spacious terrace overlooking the valley with Todi in the distance; the terrace offers total privacy and the best view of the entire villa.

 

The entire villa is air conditioned. There are mosquito screens in the windows (not in the doors).

The villa has underfloor heating for a great comfort even in the colder periods.

 

 

GARDEN AND POOL

A large and well-kept garden surrounds the villa including a pool, a small vineyard and olive groove.

Lavender hedges surround the villa, emanating a delicious smell in the Summer period.

The gorgeous swimming pool - 17 X 4 metres, from 1 to 3 meters deep - is sunk into sunbathing lawns, nestling amongst olive trees, roses and lavender bushes. Pool shower.

The pool area offers open views and total privacy.

The pool is not fenced, we recommend parents to prevent their children from accessing the pool without the supervision of an adult. 

A furnished pergola is ideal for al fresco dining and to enjoy the view of Todi, relaxing in front of the pool. The main pergola features a large table complete with chairs, armchairs, a sink and a gas barbecue. Cook service on request. There is second pergola with direct access to one of the bedrooms of the ground floor, with couches and a wood oven to make pizza.

Behind the villa, on the upper level of the garden, there is the covered parking area and a spacious meadow with grass, this can be used by children to play and run.

On request, guests can taste the delicious honey that the owner of the villa gets by bees, whose small houses are located at the edge of the estate, away from the house. It is also possible to take part in the grape harvest of the vineyard and toast with the red wine that is obtained from grapes. A bottle of this wine is offered on arrival, in the welcome pack.

Pool opening: the pool is regularly opened from end of May to end of September, in the months of April or October it can be opened on request, at an extra cost, depending on the period of the stay. Please enquiry.

LOCATION AND ACCESS

Please note the access to the villa is via a gravel road, just 100 metres. The main road is a country paved road. There is a signboard saying "San Valentino" at the beginning of the gravel road.

TODI: Reached by an exciting drive through winding roads and hairpin turns, this ancient city is an unexpected delight. Todi has retained much of the original features and charming character of the town's diverse historical periods in the face of passing time. With a rich history that dates back to around 1300 BC, Todi was settled by the Umbri, an ancient pre-Etruscan people who gave it the name Tudere.
