Cosy loft on the second floor of a period building in the heart of Spoleto old town, one of the loveliest and most beautiful Umbrian towns. Spoleto boasts a strong cultural tradition thanks to the Festival dei Due Mondi, a prestigious art festival - music, opera, theatre, ballet, art exhibitions - created in 1958 by the composer Giancarlo Menotti, held in the theatres, churches, streets and squares of Spoleto old town every year, from end of June to mid July.
The apartment is ideal for a couple or a solo traveler who dreams about an authentic Italian experience: artists looking for inspiration, retired people in love with Italian food, art and culture or remote workers searching for a lovely place to spend some months in Italy while working.
Spoleto, centrally located, is a good base to explore the rest of Italy.
Property description:
The apartment is on two levels. On the first floor there is a nice kitchen area with a dining table, a cute sofa, the large windows open to the main pedestrian street of the old town, Corso Mazzini. The bathroom has a good-sized glass shower as well as a modern washing machine, there is also a window that overlooks the charming cobblestone passageway below.
On the second level there is a loft area with a queen-sized bed and wooden beams on sigh, a flat screen tv (the photo gallery has to the updated), armoire and plenty of room to put your things. Above the bed is a lovely skylight and from one angle you can see the dome of the ancient church that is next door. In the bedroom there is a little studio area with a desk. In the apartment there is a strong wifi connection, ideal for remote workers.
Guests have access to a shared area ouside the apartment, on the same floor, with a little balcony.
The apartment has been fully restored with a new bathroom and kitchenette, the original handmade cotto tiles and wooden beams have been preserved. The very thick stone walls and the insulated roof, recently re-done, keep the heat outside in the peak week of the Summer period (fans are available on request) when sometimes, in the evenings, is better to go outside with a jacket on the shoulders for an alfresco dinner.
Pets are not allowed, sorry. Smoking is not permitted.

SPOLETO
The town, perched on a green hill, is unique thanks to the beauty of its monuments and the breathtaking surrounding landscape; one of its most ancient monuments, the San Salvatore Church, has been declared a Unesco World Heritage site.
A large variety of events including open market, antiques market, local food festivals, historical re-enactments, the opera season, cinema (also in English), animate Spoleto and the surrounding cites and villages, throughout the year.
The city is an easy drive to Orvieto (with its magnificent Cathedral), Perugia (the largest and most important city of Umbria), Spello (the town of the extra virgin oil), Montefalco (there are the best wines in Umbria, 70 wineries to visit!), Assisi (Unesco site and place birth of Saint Francis), Bevagna, attractions like Marmore falls (largest in Europe), Trasimeno Lake on the border with Tuscan region and historic/religious/gastronomic itineraries in the hills and mountains.
Umbria is in the very heart of Italy, between Rome and Tuscany (Florence, Chianti, Siena…), 1 hour and 30 minutes or 2 hours drive. If you intend to spend some months in Umbria, Spoleto can be the base to explore the rest of Italy through fast trains reaching Rome, Venice, Florence, Milan and the main cities of this Country, or by airplane. 45 minutes drive to Spoleto there is the Umbrian international airport with connections to the main Italian and European airports. In 1 or 2 hours you can be in Paris, London, Madrid, Greece, Sardinia or Sicily. Rome airport is 2 hours drive. Airport transfer is available.
The apartment is located in a very central but quiet area, between the Cathedral and the Fortress, on the borders of the pedestrian area of the old town, it can be reached by car or by bus. The train station is about a 20 minute walk down the hill. The apartment is located just a short walk from all of the sights and it's walking distance to supermarkets, groceries, monuments, museums, excellent restaurants, ice cream shops, pastry shops and cafes, the public library, 3 theatres and 2 smalll cinemas (movies also in English version).
Spoleto old town, as many other Umbrian towns, is set on a small hill. A modern underground moving walkway, connecs the historic centre to the lower part of the town and a large parking lot on the lower; this underground mobility system is free and has an exit (lift) near the building where the apartment is located, other exits are in other important areas of the town including the Cathedral, the Fortress, even the Theatre and the main shopping street. Spoleto is a pedestrian paradise.

NON PEAK SEASON BOOKINGS - mid term or long term rentals
The apartment is a good option also in the low season. This is when the cities get less crowded, temperatures are lower but still hover around 20 or 10 degrees Celcius during the day. Autumn is a very colourful season and the light is beautiful, with the bluest skies and local food festivals connected to the handmade harvesting of the olives and grapes and the productions of the best Italian olive oil and wines (wine tasting tours and visit of the oil cellars). In spring the region enjoys warm temperatures and a beautiful flowering of fruit trees and poppies, plenty of events and festivals in the Umbrian towns. Not to mention the Winter period, with the Opera season, concerts in the Theatres, the Christmas and End of the Year celebrations and events, with a layer of snow whitewashing the top of the mountains.

UMBRIA
Umbria delights its guests with its stunning natural beauty and rich cultural heritage. Local truffles, olive oil, asparagus, funghi porcini, and famous Sangiovese wines will ensure food lovers will be in for a treat when visiting one of the region’s many excellent restaurants.
Some of Umbria’s most famous sites are easy drive (or train) to Spoleto. Spoleto with its Basilica di San Salvatore, which is on the UNESCO World Heritage list. Across the valley are the vineyards and hilltop city of Montefalco, with Bevagna and Santa Maria Dell’Angeli with its famous dome below. On a clear day Perugia’s hilltop profile reveals itself while further north the imposing Monte Subasio provides an enchanting backdrop to nearby Trevi, which was founded in the 1st century BCE.
Even closer to home a hiking trail follows the old aqueduct and winds its way through the hillside all the way to other villages, passing the beautiful fortress of Clitunno and the nearby Tempietto del Clitunno, part of another UNESCO World Heritage site.
The Umbrian hills make it easy to immerse yourself in nature with its rich forests, rivers and lakes. Italy’s ‘Green Heart’ invites you to undertake a range of activities including hiking, canyoning, rafting and cycling. Or to simply enjoy a picnic and some of Umbria’s less visited hamlets.
Spending a morning at a the antique market in the nearby village of Pissignano (it is one of the largest antique market in Umbria, the 1st Sunday of each month, with additional dates), visiting Perugia’s or sampling Norcia’s famous truffles or sausages can be easily combined with a lazy afternoon at the pool. Maybe have a barbecue and watch the sun set, or take a short drive to Spello for dinner at one of its lovely piazzas. Rome, Siena and Florence all make for good day-trips, as does the Adriatic coast, now connected to nearby Foligno with a brand new express way.
The apartment is the ideal base for nature and sport lovers: a famous trek path, called "Footpath of the Olive Groves" leading from Assisi to Spoleto, passes at easy walking distance from the property. Panoramic walks toward Trevi to other nearby villages like Pissignano and Campello, passing near old curches, Convents, into the woods, up to the mountains or down to the valley. The path can be done on foot or mountain bike (bike rental available). For city bikes there is an asphalted cycle track in the valley below, running along a river until Assisi, for those who love the mountain bikes, or e-bikes, there are numerous itineraries, including the so called "percorso della ex ferrovia Spoleto-Norcia" going up in the mountains and passing under tunenls and over old bridges in the green Umbria.
