Settled in the heart of the Umbrian hills, surrounded by vineyards, olive groves and sunflower fields, La Selva is a beautifully restored 14th century farmhouse with every comfort and modern amenity.

La Selva is a haven of beauty and tranquility from where the only sounds you will hear are those of the birds or the cicadas hailing the arrival of a Summer evening. While it offers a view from every point of the house, you enjoy total privacy and the sensation of being alone and at one with the beauty of the natural surroundings.

All this washed down with glasses of wonderful local wine… Enjoy! 

La Selva is close to famous tourist destinations such as Spoleto, Montefalco, Assisi, Perugia and Todi as well as many beautiful villages that each offer their own individual character. There are supermarkets, farmer’s markets, butchers and bakeries very close (a few minutes drive) by as well as wonderful, authentic Umbrian restaurants. Throughout the year, there are also many music festivals, local events and traditional pageants including the seasonal festivities surrounding the wine and olive harvest-times.

This area is also well-known for its’ scenics walks and cycling routes.

  

DESCRIPTION OF THE PROPERTY

The main house comprises of master bedroom with walk-in closet and en-suite bathroom, 3 further double bedrooms, one children’s bedroom with 3 single beds (one on a mezzanine) and 2 additional bathrooms on the top floor; on the ground floor, a large, eat-in country kitchen, a den, additional full bathroom, 2 dining rooms, and an enormous living room that looks out to the exquisite view of hills, valleys and distant mountains.

Ceiling fans in all the bedrooms and the living room of the villa. The property is set in a breezy location and the thick stone walls help maintain a comfortable indoor temperature, even in Summer.

GARDEN AND POOL

Oversized infinity pool, open all year round, of a natural deep blue colour. Irregular shape, internal staircase in one of the corners. White stone decked area and external shower.

In addition to the pool is a hot-tub in the shade of a giant oak tree from where one can enjoy, year-round, the ever-changing panorama. The paved deck area between the two buildings is naturally shaded by mature trees so one can enjoy eating al fresco even on the hottest days.

Outdoor dining table, up to 20 people. Lounge area by the pool, under a Gazebo, with outdoor sofas. Sunloungers, sun umbrellas

A special barbecue area, equipped with oversized wooden “picnic table”, sink and benches, enables guests to enjoy the typical local cooking tradition while watching the sun-set.

Vegatable garden done by the caretaker.

 

ADDITIONAL SERVICES AVAILABLE

The house is cleaned once during the week and, if desired, the caretaker’s wife prepares home-made bread and collects the fresh eggs. She can also clean, do laundry and prepare simple meals during your stay.

An outside chef can also be hired to prepare more elegant meals and guided tours, cooking courses, wine-tastings and sport activities are also available.

These services must be requested in advance and are charged additionally.

 

RENTAL RATE - minimum stay 1 week with Saturday changeover day (exceptions can be considered)

LOCATION

Umbria has a beautiful green and hilly territory with olive groves and vineyards, dotted with medieval castles and quaint hilltop towns.

Placed in Central Italy between Rome and Florence, Umbria is a region rich in history, culture, art and architecture, with famous cities such as Perugia, Assisi, Orvieto, Gubbio, Spoleto, Todi, Spello, Narni and others.

Lake Trasimeno, the largest Italian lake after that of Lake Como, is located an hour from Tenuta Pulceria.

Umbria delights its visitors with stunning natural beauty and a rich cultural heritage. Local truffles, olive oil, asparagus, funghi porcini, and famous Sangiovese and Sagrantino wines will ensure food lovers will be in for a treat when visiting one of the region’s many excellent restaurants. 

The climate is mild with temperatures in winter rarely falling below zero and summer temperatures average around 25 degrees Centigrade.

The region is the scene of major cultural events throughout the year (such as the Festival dei Due Mondi in Spoleto and Umbria Jazz in Perugia) and many other folk events and antiques markets which, especially in summer, enliven Umbria’s towns and cities.

ACCESSIBILITY

the garden is almost flat, the ground floor of the villa has some internal steps here and there. Not ideal for wheelchairs, it is fine for elderly people or for those who do not have severe mobility restrictions.

Pets (well behaved dogs) are welcome here, please ask. Pet fee: 50 euros
