Villa Jasmine is a luxury villa completely and elegantly restored, whose origins date back to the XVII century. The former stone house has been converted in elegant dwelling with pool, still preserving some original architectural elements, such as the watchtower, ceilings with wooden beams and terracotta foors.

The villa is in a hilly location, surrounded by a lush gardenand silvery olive groves that, like a natural terrace, overlooks the valley with a breathtaking panoramic view of the entire countryside.

 

 

LOCATION AND ACCESSIBILITY

Villa Jasmine enjoys total privacy and quiteness, it is the ideal place to spend a relaxing and pleasant holiday in the heart of Umbria and Italy, conveniently located near the paved road, 12 minutes drive to the historic centre of Todi, with all facilities for shopping, art, culture and food. The villa is walking distance to the nearest village (2 minutes drive, 9 minutes walk) with a pizzeria, a bar and a grocery for daily shopping. In Ponte Rio (8 minutes drive) there is the largest supermarket of the area and the free motorway, with easy connections to the rest of Umbria, Lazio and Tuscany. Geographically, the location is strategic, 15 to 45 minutes to the most beautiful cities and attractions of the region: Orvieto, Perugia, Assisi, Spoleto, Trasimeno Lake, Montefalco and the Wine District of Umbria, Spello, Deruta. Rome (133 km) is than 2 hours drive, Florence (187 km) and Tuscany are 2-2:30 hours drive. The nearest airport is Perugia S. Egidio, 46 km away, while Rome Fiumicino International airport is 168 km away, around an hour and 40 minutes.

Umbria delights its guests with its stunning natural beauty and rich cultural heritage. Local truffles, olive oil, asparagus, funghi porcini, and famous Sagrantino wine, will ensure food lovers will be in for a treat when visiting one of the region’s many excellent restaurants.

 

 

DESCRIPTION OF THE VILLA

Villa Jasmine reflects in the decoration and in the furnishings the local traditions and the personal taste of the owners. It has been totally and carefully restored and is in excellent conditions, perfectly appointed and elegantly furnished.

The villa is on 3 levels and measures 458 sq.m in total, within which there are three sitting rooms (one per floor), a separate kitchen, a study and 4 bedrooms, all with private bathroom, plus a further guest bathroom for the living area.

 

Ground Floor

On the ground floor, there is a pretty living-dining room with high ceiling and a stunning maiolica tiled stove, designed by the villa onwer, this room is very bright with large French doors that open onto the portico, which is connected to the kitchen with dining area. The kitchen is fully fitted and beautifully decorated with ceramic tiles, another marvelous creation of the villa owner. The kitchen has an island with the sink and plenty of space to prepare food with friends or enjoy a cooking demonstration of a local chef, the room extends to a cozy breakfast niche surrounded by large windows.

To the right side of the ground floor, with its own entrance, there are the utility rooms such as the pantry, the laundry, the cellar.

 

First floor

From the ground floor living area, a staircase goes up to the first floor, where there is a living room with two arches that enhance the rooms, with the large fireplace in the centre. From here, there is access to a study that directly overlooks the living area of the floor below, which has its own bathroom. The floor has a bedroom (twin beds, can be joined on request) with wardrobe area and private bathroom, also accessible by a second staircase that connects the three floors.

 

Second floor

The second floor features another private sitting room, close to the rest of the sleeping quarters, with the master bedroom (king size bed) with bathroom and two dressing rooms, and another two bedrooms (queen size beds), each with private bathroom. 

The villa is also accessible from the second floor via an outdoor staircase.

 

  

GARDEN AND POOL

In the beautiful well-kept park surrounding the villa is the large swimming pool, where guests can admire amazing sunsets and an open view overlooking the entire valley. 

The swimming pool, measuring 10 X 5 meters, has a roman travertine staircase. Depth from 1 meter to 1.80 centimeters.

The park, completely fenced, has various sitting/lounging areas for sunbathing or just to take in the view. The shaded dining areas under the portico of the villa and the pergola of jasmines, are ideal places to enjoy dining alfresco with friends (seats up to 12) or relax with the smell of roses bushes.

The portico creates a covered extension to the living area, opening onto the garden and pool, ideal for dinner outdoors and as a shady area to enjoy the summer months, equipped with tables and a summer sitting room.

Roses and blooming hedges alternate with tall trees and fruit trees while behind the garden there is an olive grove with around 140 trees that produces excellent quality olive oil.

- Private shaded parking for 2 cars in the garden.

- Ceiling fans in the bedrooms and living rooms.  The villa, with its thick stone walls, is delightfully cool in summer and there is no need for air conditioning, the hillside location provides a nice breeze. 

- Restrictions: the villa is very spacious and comfortable, however, due to internal steps, is not ideal for guests with severe restricted mobility.

 

PETS can be accepted on request, preferably a small well behaved dog. Pet fee, 50 euros/week, payable locally.
