Located in the Umbrian countryside in the surroundings of Todi famed historic town, Villa La Palazzetta is a traditional stone villa dating back to the XVIII century, with private park and private pool. The villa is in commanding location within a small village that is a residential complex composed of a few stone houses (second houses, generally used for tourist purposes) sharing a very large park, a large pool, tennis court and basket court. The complex is quiet, well maintained and has a carataker living there permently and always available.

The Villa ha its independent entrance, its own entrance road and parking area; still being inside a complex, the location is private and quiet and the villa enjoys lovely views of the surrounding countryside.

Its peaceful setting is also conveniently close to Todi (15 minutes drive), the famed historic town offers all facilities for food, shopping, art and culture. Orvieto (30 kms) Perugia (35 kms) for restaurants, shopping, art galleries and nightlife; Montefalco (35 kms) and the wine district of Umbria and Spoleto (50 kms) or Assisi (50 kms) for medieval architecture, white truffles, olive oil production and Franciscan itineraries trough woods and hillside retreats of hermits.

Nearest supermarket, restaurant, bar and shops are 10/15 minutes drive where there is also a connection to free motorway E45 leading to the South (Rome) and the North (Perugia, Tuscany). 

The villa is around 10 minutes drive from the villages of Acqualoreto and Fiore (on opposite directions) where there are 2 of the best restaurants of the area: La Cruccola, a small family restaurant and La Rosa dei Venti, a restaurant with terrace and lovely views, where experience the trditional Umbrian food.

DESCRIPTION OF THE PROPERTY

Villa la Palazzetta is a property where, centuries ago, the Landlord used to live with the family, managing the lands around the house. The villa still preserves a noble and elegant aspect. It is quite spacious and can comfortably accommodate up to 8 people. The external architecture is authentic and well preserved, with the monumental staircase that, together with its architecture, makes this property distinctively different from classic country villas.

Interiors have been recently renovated, combining a traditional country style with the charm of the classic Italian life: terracotta floors, pastel colours, original doors and windows.

The ground floor consists of a large and bright living room and a dining room with long wooden table, there is a direct access to the garden and pool area. A fully fitted kitchen (modern but done with a traditional aspect) with fireplace and a service bathroom, complete the floor.

The first floor consists of 4 spacious double bedrooms, 3 bathrooms (2 of them with shower and one of them with bathtub and shower head. The views from the windows are lovely.

GARDEN AND POOL

The private pool is close to the property, just in front of the building. The private garden will lawn ideal for families with children, embraces the villa. The garden is fenced and there are some huge mature trees around the villa that offer shaded areas in the garden, perfect on a Summer sunny day. In the Summer the garden has outdoor furniture such as sunloungers, umbrellas and dining table under a gazebo. Private basket court.

Private pool: roman staircase, 5 X 14 metres, 1 to 2,50 metres deep.

The shared pool of the complex, easy walking distance form the villa, is larger than the private pool and can be used, if preferable, anytime. The complex also provide a shared tennis court.

Umbria delights its guests with its stunning natural beauty and rich cultural heritage. Local truffles, olive oil, asparagus, funghi porcini, and famous Sagrantino wine, will ensure food lovers will be in for a treat when visiting one of the region’s many excellent restaurants.

The villa is short distance from the paved country road that in around 15 minutes leads to Todi, to supermarkets and restaurants and to the free motorway E45. The villa is easily accessible.
