This luxury villa combines a traditional architecture with state-of-the-art technology and stylish interiors: original ceilings and stone walls are together with modern technology (underfloor cooling system, chromotheraphy, rain shower heads with supplemental oxygen and much more), traditional ceiling with wooden beams, over the stylish staircase and lift made in rusty iron, wood and glass.
Cook service could be an added indulgence here, and there is an excellent restaurant a short walk away.
This is a great place from which to explore Umbria and Tuscany, but once here you may not want to leave...
The very tranquil setting is just 2.5 km (4 minutes drive, 30 minutes walk) from a village with shops, bars, pizzeria, pharmacy and bank, and just 11 kms form the historic city of Spoleto, one of the loveliest and and most beautiful Umbrian cities. With all facilities for food (excellent restaurants and wineries!), shopping, art and culture, the city, declared Unesco World Heritage site, is unique thanks to the beauty of its roman and medieval monuments and the breathtaking surrounding landscape. Spoleto boasts a strong cultural tradition thanks to the Festival of the Two World - Festival dei Due Mondi - a prestigious international Festival created in 1958 by the composer Giancarlo Menotti; it takes place in Spoleto from end of June to mid July. The city and surrounding area celebrate history, art and traditional food with numerous events throughout the year: opera season, international festivals, art exhibitions, local food festivals.
DESCRIPTION OF THE PROPERTY
Villa Rovicciano is composed of 3 spacious levels connected by a modern elevator, it sleeps up 16+4 guests in 8 en-suite bedrooms tastefully furnished and decorated (2 of them are indipendend family suites with double bed and sofa bed). The villa features multiple living areas, a large dining room with direct access to the garden, a professional kitchen and a cosy Game room (billiard, darts, sofas and fireplace) on top floor.
A gorgeous outdoor dining area under the portico completes the picture, facing the jet stream pool with heatable water, jacuzzi and waterfalls.
The entire villa features state-of-the-art technology everywhere: underfloor cooling/dehumidification, underfloor heating, mosquito screens in all windows and french doors, bathrooms are made of water based resin, breathable and non-toxic, modern multifunctional showers have chromotheraphy, rain shower heads with supplemental oxygen and vaporizer.
Bedrooms have motorized blinds and soundproof walls. Mosquito screens in the windows and French doors.

Villa Rovicciano, a former country villa dating back to the XVII century, has been recently and compeltely restored with integrity and authenticity, making the most of its thick stone walls, numerous windows, and impressive vaulted ceilings on the ground floor, where the former stables have been converted in a comfortable and suggestive living room, alternating original stone columns to large circular stones of olive press, stone arches to relaxing sofas made of linen upholstery, of excellent quality.

Large vaulted living room with fireplace, dining room (seat up 20, with an additional table) with direct access to the outdoor dining area under the portico, professional kitchen, toilet, storage rooms, laundry room (in the lower level of the villa). First Floor
Cosy living room with fireplace and large library. The first floor has a direct and independent exit to the garden. The sleeping area of the first floor consists of 5 en suite bedrooms:
Second Floor
The contemporary lift and the staircase, lead to the second and upper floor, composed of an independent apartment sleeping up 4 that consists of a double bedroom with wooden beams and large motorized skylight, a nearby room with sofa bed (can be a double bed or 2 single beds, mattresses of very high quality) and kitchenette (electric plate, small refrigerator, dishwasher) sharing a large private bathroom with shower.
From the apartment is possible to access the Game room (billiard, darts), this spacious and comfortable room has a fireplace, sofas and large skylight.
GARDEN AND POOL
Outside, a large wooden table makes the covered portico a perfect spot for candlelit dining on balmy evenings, and a well-kept lawn leads to the oval pool surrounded by sun loungers and a gazebo. The pool is heatable, on request, at an extra cost (700 euros/week).
The pool is 1.5 meters deep with built-it steps, chromotheraphy, jet stream, 4 jacuzzi points with seats, waterfalls. Pool measures: 100 square metres, 12,5 X 8 metres.
The garden is surrounded by fields of sunflowers and meadows and a small river downhill. A riding school of purebred horses is located a short distance away.
A built in barbecue, Ping-pong table, balls and croquet are available in the outdoor area.
The garden is completely fenced.

LOCATION
Villa Rovicciano is 10 minutes drive distance from the motorway (SS3), easily connecting the villa to nearby sights and numerous Umbrian towns and cities. Spello, Assisi (UNESCO world sites), Spoleto, Perugia, Todi, Orvieto, Gubbio, Bevagna, Montefalco and the wine area of Umbria, with 70 famed Wine Cellars!, Trasimeno lake, Marmore falls (largest in Europe) and the national parks in the mountains, are all within 15 to 60 mins reach.
Nearest international airport in Perugia is 40 minutes drive. Rome and international airports around Rome are around 2 hours drive. Florence and other famous Tuscan cities like Siena, Lucca or Chianti area, are 2 to 3 hours drive.
Placed in Central Italy between Rome and Florence, Umbria is a region rich in history and culture, characterized by a hilly landscape with olive groves and vineyards, and dotted with historic villages and artistic cities such as Perugia (important international University Centre), Spoleto, Orvieto, Todi, Assisi, Spello and others.
15 minutes from Perugia is located Lake Trasimeno, the largest Italian lake after that of Como.
Umbria delights its visitors with a stunning natural beauty and a rich cultural heritage. Local truffles, olive oil, asparagus, funghi porcini, and famous wines will ensure food lovers will be in for a treat when visiting one of the region’s many excellent restaurants.
The climate is mild with temperatures in winter rarely fall below zero degrees and summer temperatures around 25/30 degrees.
The region is the scene of major cultural events throughout the year (such as the Festival dei Due Mondi in Spoleto and Umbria Jazz in Perugia) and many other folk events which, especially in summer, enliven small and large centers of the entire territory.
